A pre-approval review looks at credit, income, assets, and debts so you can shop with a clearer budget. Sellers and listing agents generally prefer buyers who have completed this step.

Preferred LO with UWM — in plain language

Cathy is a Preferred Loan Officer working through the UWM (United Wholesale Mortgage) broker channel. In practical terms, that means access to a large wholesale lender platform with strong technology and processing infrastructure — useful for clear communication and a structured path for qualified borrowers.

It does not mean guaranteed approval, special insider rates for everyone, or a promise that every loan will fund. Every file is underwritten on its own merits.

What to have ready

  • Government ID and Social Security number
  • Recent pay stubs / income documentation
  • W-2s or tax returns (as applicable)
  • Bank / asset statements
  • Info on debts, alimony, or other obligations
